Cancellation Policy
CANCELLATION POLICY
If you cancel 21 days prior to your arrival date we will return the deposit you paid.
If the notification is made less than 21 days prior to your arrival date your deposit will be retained by us unless we are able to fill your canceled reservation.
If you rent with less than 21 days anticipated we will only refund money if we rent the unit again for the same dates.
Deposit Policy
A deposit of 50% of the reservation total is requested upon booking. A reminder of the reservation balance will be sent 30 days before your arrival date.
Rate varies due to seasonality and holidays.

Nice and quite place to spend a couple of days. Real close to the beach and some nice restaurants. This has been the most peaceful 4th of July I’ve ever spent. The beach down the street from the place is beautiful and only a few people were there. Loved the peace and quite.

This property was more than I expected. The view from the balcony and roof top deck is just as beautiful as the online pictures. Walking distance to beach, restaurants. Was a nice mile walk to the Beachouse bar/restaurant to watch a beautiful sunset. Would definitely stay here again

“Definitely worth the price, especially if you are going with a couple of friends to share the cost. I went with my girlfriend and we extended our stay because the place and location felt like a little paradise getaway. You go to sleep with the coquis singing outside and a star-filled sky, and wake up with all kinds of birds singing by the surrounding greenery. You get the ocean view and sound of the waves, plus the feel of being in a tropical forest. Very peaceful getaway with an infinity pool. Plenty of towels and other beach supplies if needed.” Airbnb

“Villa complex offers amazing views from both your private terrace and the pool. Having the place almost to ourselves felt special, as it was off-season. Located in a quiet, secluded part of Rincon, very safe. We stayed during Covid lockdown, so noise was minimal. Steep uphill drive to get into conplex, just be prepared. May feel a bit scary to those used to flat roads. Villa itself could use some updating but everything was functionable. Jen and her team were very attentive with minor issues. “This location is a great value with perfect views. When you’re in Rincon you don’t need much because Rincon is everything. The breathtaking views of the ocean and hills draw you out to the balcony and rooftop at every turn. The hosts were also great about providing all types of tips and information about happenings in Rincon. “Great condo with AMAZING views. The balcony and rooftop offered plenty of outdoor space. A beautiful breeze blew through the apartment during the day. Beds in both bedrooms were very comfortable. “The Puntas area of Rincon is a gem on the west coast of the island. The Villas provide one of the best views of the area available. Here you will have quick access to Sandy beach, Pools beach, Kahuna burger, Tamboo, and The Red Flamboyan. They are all wonderful spots with amazing staff and great food. Contact with hosts at the Villas was easy. They actually speedily delivered us a key to the pool when it was discovered we didn’t have one. The place is clean and in good condition. I have to add that I am very particular about mattresses and the ones here were extremely comfortable. Don’t pay more than you have to in this prime area. Everything you need is here.” (from Airbnb)
