CHECK OUT TIME 11:00 AM (Security Deposit will be forfeited if tenant does not check out on time) 

 

The Tenants shall maintain the premises in a good and clean condition, and use the premises only in a careful and lawful manner. The tenants shall leave the premises relatively close to the manner it was delivered to them. We ask to please take trash out and do the dishes before your departure. We will charge from the security deposit: extra cleaning fee or maintenance needed after your departure if left on an unacceptable condition, if something is missing or damaged, loss or not returned keys. If all is good we will return the deposit within 7 days after your check out dayYou will be charged for missing, damaged or stained towels. Average costs are per bed linen is $60.00 and for each towel $25.00.

 Each property has a maximum of guests allowed, including children. No visits or parties allowed without landlord consent. Security Deposit will be retained if more guests are staying at the property. 

The Tenants shall behave in a civilized manner and shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 10 PM and Pool (if any) and outdoor noise should be kept to a minimum.

Smoking is permitted outside only. Security Deposit will be retained if guests smoke inside the property. 

We only provide a “starter supply” of toilet paper, paper towels, soap, trash bags and dish detergent.  Refill or any other consumables are to be purchased by the Tenant.

We occasionally experience outages that are beyond our control.  NO refunds or compensation will be given for any outages. This includes cable TV and Wi-Fi. 

There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions, work and/or family emergencies or other commitments. 

If the property has a pool tenant agrees to have a responsible adult supervising minors or handicapped individuals while they swim in the pool. Tenant is hereby notified that the pool can be dangerous and tenant accepts fully the risks involved. There are no rails to prevent a fall into the pool. There is no lifeguard on duty.  involved. Tenant is advised that some properties may have a gas stove and/or gas grill and will seek help from management if the proper operation of such items is not fully understood.

Valuable items left behind be held and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 1 month they shall become the property of the Landlord. The Landlord shall not be held liable for condition of said items.

Air conditioning shall be off while no one is in the rooms or the property. If we confirm that the air conditioners are turned on during the hours that the property is vacant you will be charged extra for excess of use and damage to the units. The Landlord has the right to turn off air conditioning units found on when no one is at the property. There is no need to leave all on while you are out all day either by the pool, beach or exploring around.

In the event of a material or anticipatory material breach of this agreement, Landlord may elect to terminate this agreement immediately without written notice and require guests to vacate premises. Otherwise, the Tenants shall vacate the premises at the expiration time and date of this agreement. Tenants agree to pay all reasonable costs, attorney’s fees and expenses that shall be made or incurred by Landlord enforcing this agreement.

Tropical Coast Properties and Tropical Coast Properties LLC, our employees and subcontractors, act in good faith as an independent third party for all “additional services” requested by Guest. Guest waives the right to bring litigation, claims, losses, expenses, liabilities, or damages against owners or Tropical Coast Properties which results from services provided. This includes, but is not limited to transportation, grocery delivery, cleaning services, day-care, etc. We assume no responsibility for lost, stolen or damaged items. This includes losses resulting from natural events, fire, the breakdown of equipment or machinery, strikes, theft, epidemics, cancellation of airline travel, or any similar incident or any personal injury.

Cancellations which occur more than 21 calendar days before reservation check-in are entitled to a full refund less 5% of the deposit paid. Cancellations fewer than 21 days before check-in will lose the paid deposit.
